Single-family house evaluation - Price exaggerated or still realistic?

Hello forum members,

I would be interested in your assessment of the following property:

Single-family house built in 2014, 170 sqm
Plot 570 sqm
KFW55 standard (exterior walls 32.27 cm thick U-value 0.12 W/m2K)
Triple glazing
Floor slab
Bright, timeless fittings
Energy heat pump

Current standard land values in this area, according to Boris Hessen: 300 EUR sqm --> Land value 171k EUR
If I calculate again with a 50% markup on the standard land values, I end up at 256k EUR.

Now, the seller is asking for 730k EUR for the house including the plot, which ultimately results in 559k EUR or 474k EUR as the pure house price.
Accordingly, these values result in a price per sqm of house of 3228 EUR or 2788 EUR.

How do you see the requested price structure?
Is the price justified given the higher fittings, or is the price rather "excessive"?

Yes, I am aware that the information here is quite brief. However, I still have in mind the values from the forum where the new-build price per sqm of house currently lies at around 2700 EUR for higher standards. But here the house is already 6 years old and no longer a new build.

Well, supply and demand – what is the supply like in the respective environment? Do the houses sell for the price? Many factors play a role in what the "fair value" is. Currently, there are also many opportunists and gold diggers around.

If you really want the place, for example due to lack of alternatives and time pressure or because you have fallen in love with your absolute dream house, and you can afford it: then bite the bullet.

Otherwise, I have had the experience that "Very nice house, but unfortunately 15% above market price. Please feel free to contact me if you don't find a buyer at full price." can indeed lead to a call two weeks later. In the specific case, however, we still didn't reach an agreement with the seller. That was also because it wasn't my absolute dream house and I therefore stuck to clear boundaries.

Supply and demand determine the price of the house - the "value" that is calculated can be different.

Hi,
what do you want to hear? In the Nürnberg region, something like that would be a real bargain. Here, houses from 2009 with 130 sqm on 500 sqm of land go for 780 k€, meaning you could easily ask 900 k€ for the house here.
Land reference values and the consideration of what the seller paid for the house 5 years ago won't get you anywhere. That will only make you unhappy.

What do comparable houses in the area cost, are there any alternatives at all? Are there plots where you could build yourself? These are the questions you have to answer for yourself to assess the offer.

what about parking spaces, garage, [Gartenanlage]? That consumes quite a bit of money and time, depending on the execution.
