Hello everyone,
based on preliminary sketches that we have already sent to the prefabricated house manufacturer, he has prepared an offer for us. After being on site today, I was a bit shocked when I saw the total costs.
Could you maybe help me and evaluate whether this roughly makes sense?
I deliberately provided the information beforehand that we have reserved a plot of land with the following details:
Plot size:605 m²
Purchase price:Included in the purchase price are:
the price for the land,
the street connection fee,
the sewage fee,
the sewage treatment fee,
the water supply fee,
the surveying costs in the current condition, as well as the costs for establishing the sewage and water connection up to the building plot.
(all information is non-binding and without guarantee)
Price per square meter:90.00 euros
Purely mathematically, the plot itself comes to 54,450.00 EUR. Including notary costs, etc., I roughly calculated 60,000.00€ for the plot.
What was then added in the ancillary building costs surprised me a bit. Can it all be correct? A total of 94,059.27€? This is a new development area.
I am aware that this is only a preliminary offer so we can estimate what amount to expect. The 180 m² living space is a bit much, about 150 m² will suffice for us. This concerns a city villa; I don’t want to discuss the sketches themselves for now. I will inquire elsewhere with these sketches so that everyone has the same requirements. It is clear that a lot will still change.
I think the price for the house itself roughly fits. Approximately 1777€ / m² are charged for the house alone.
I hope it is okay that I post the offer here. I tried to remove all unnecessary data.
