Single-family house 170-180 sqm, which house provider is recommended?

Hello everyone,

we (31m, 30f) are currently planning the construction of a single-family house in Hesse with about 175-185 sqm (3 (children's) rooms + office planned, on a slab foundation).
Soon we will visit an architect to have a floor plan drawn up, based on which we want to obtain offers from homebuilding companies.
At the moment, a prefab house is favored, where part of the trades (mainly floor coverings, painting work, sanitary installation) will be awarded to regional craftsmen.

Current net monthly income:
M: ~4000€ net
F: ~4000€ net

Currently 1 child, parental leave is only planned for 1 year each time, after which both will work full time again (family lives in close proximity).

The plot will be completely financed from equity funds (approx. 200,000€ all in). Further equity of about 60,000€ is tied up in stocks/ETFs and should not be touched for now.

Our budget for the pure house price without additional costs, outdoor facilities, land, etc. would be around 550,000-600,000€ and a monthly rate of about 3,000€.

2 couples we know built with Büdenbender and Keitel-Haus, we definitely want to check them out.
Are there any other recommendations within the budget we want?

It is called an architect who can plan exactly according to your needs.

For this purpose, that would be an unnecessary expense. Are there any other reasons for a custom design besides the third child (e.g. sloping site)? So rather a semi-prefabricated house aka shell construction. Why don’t you want to go to a Steiner, especially because of the regional aspect? I wouldn’t have considered Büdenbender at all for a shell construction, at least from the perspective of self-image/marketing positioning that’s more of a premium manufacturer. And Keitel-Haus – as I already said today in another thread – I would only mention in the same breath to a limited extent under the aforementioned restriction.

I would do the planning with a freelance architect anyway, at least initially. We are currently building with Keitel-Haus. The people we have dealt with so far have been flexible with our wishes. The selection during the sampling was limited – in terms of design, you are rather in the standard range there (e.g., maybe six different window sills to choose from and three roller shutter colors, etc.). Anyone with individual wishes will have to pay a high surcharge there.

We also contacted Büdenbender, who, however, quoted over 4,000 euros per square meter for the house. We never even got to a concrete offer there.


What do you mean by that? Are there other aspects? We also inquired with Kitzlinger Haus, who quoted a similar price per square meter. The outcome with them is known. As things stand, I would probably also have a bad gut feeling about Büdenbender.

Take the one where your wishes are daily bread. Small carpentry businesses sometimes build "turnkey" with craftsmen from the region. We had a relatively small home builder who by default had most of the craftsmen that we would have also freely chosen.

We have had good experience with that.
Many wishes cost extra. The targeted price per square meter does not leave much room.
