Hello dear community, we would like to build our house on our own and are currently in the planning phase. The search for a plot is underway and the almost final design drawing is finished. Our question is whether we should already obtain offers from different crafts companies. Yes, it is clear that things may change due to the soil survey, structural analysis, building application, etc. We are more interested in a rough cost estimate for the construction financing. Maybe someone has done something similar before.

Uh, you are planning a house but don’t have a plot yet.

Great when the planning is finished and the craftsmen are ready. Bad luck if the development plan doesn’t fit the house.

Actually, you choose a plot and then plan the house accordingly. Reasons: orientation, soil condition, plot size, building area, development plan, etc.
So no, it doesn’t make sense if you don’t have a plot. Better to ask the bank what they would finance for you – the costs don’t matter at first.

Yes, let's do that. So a plot of land where we cannot build our planned house anyway, we won't buy. I can still comply with the development plan requirements. I draw it myself, so there is a lot of room for changes. Likewise, I specifically wrote that the soil condition currently does not matter. It's more about the basic building. Roof, masonry, windows & doors, screed, etc.

Is the selection of plots really that large with you? The reality as I know it looks different in my opinion.

The procedure actually doesn’t make sense like that.

Where at AdW do you live that you have free choice of plots? Even the regulation in the development plan whether one or two stories can be built will severely limit the choice of plots. As a draftsman, you should know that your approach is actually nonsensical.

That's true. I don't know what I was thinking there. Thanks
