Should a semi-detached house be specified when inquiring about a plot of land?

Good morning everyone,

my partner and I are looking for plots of land. We have already contacted many municipalities and are on the waiting lists.

Now a couple of friends have contacted us, they would like to build a semi-detached house together with us.

Now to my question, would one have had to specify a semi-detached house already when applying for the plot? I think it would be awkward if you could get a plot and then come up with a semi-detached house. Especially since some municipalities exclude this immediately.

If you apply for a plot of land, you already know in advance what is allowed on this plot (= development plan). So it is rather stupid if you get the plot but no semi-detached house is allowed at all. The municipality doesn't care what you build. If you apply for a single-family house plot, you build a detached single-family house. If you apply for a plot suitable for a semi-detached house, it is probably clear that you could also come around the corner with a building application for a semi-detached house ;) Only then, if it is not allowed there according to the development plan. Then everyone also thinks: Reading the development plan is educational.

The max. number of residential units is often specified for municipal properties. In some cases, there are properties with [DH Zwang]. Therefore, the indication is usually mandatory but always sensible.

What do the development plans say about the plots for which you are on the waiting lists? Is the couple of friends equal in status to you regarding possible local model applicant points? In principle, most newer development plans mostly allow single-family houses in some areas and semi-detached houses in others in the sense that semi-detached halves are built attached on two neighboring plots. Besides that, there is also the possibility to build a semi-detached house on one common, actually undivided plot – provided it is sufficiently large. Clarify the following points: size expectations of you and the couple of friends, as well as the basic attitude towards the basement question (as far as it is not already answered by a slope location). Plan together – even if one couple wants a stone house and the other couple a wooden house. Especially if one couple wants to build with and the other without a basement, you definitely need a common director in my opinion.
