Shell construction costs Cost share / Cost ratio

Good evening everyone,

I would be interested to know approximately what portion of the total costs was for the shell construction.

I have received a shell construction offer with a basement of about 130 sqm and two full floors with a total of 250 sqm living space + garage about 50 sqm. All without roof, kfw 55 standard (funding is tight as it is ending).

The earthworks were specified as a flat rate of 15,000 euros, which can of course vary.

The offer amounts to 190,000 euros including VAT.

What do you estimate will still be added for the rest without the outdoor area.

I would appreciate many experiences.

The simple calculation: Construction costs as of today (2.5 to 3k / m²) - 190,000 = result. Especially currently to be read here

We are currently in the new construction phase. I would assume that the breakdown represents the respective costs for the trades. Here is the payment plan. We are building a KfW 55 bungalow, KfW 55, 138 sqm of living space + 12 sqm covered terrace.

Addition. Costs for the house amount to €313,000

A shell construction is not just a shell construction, you don’t say what all is included. But you will hardly get such a huge building for under 1 million.

I estimate the shell construction makes up about 1/4 to 1/3 (monolithic, without additional ETICS). For this size, the construction will cost >600k, plus land, incidental costs, kitchen, garden, etc. All in all, seven figures.
