Semi-detached house without a basement next to a semi-detached house with a basement

Hello everyone,
my husband and I were unexpectedly offered a plot for a semi-detached house in the local residents' model in the Munich surrounding area. The second half of the said semi-detached house was already allocated some time ago; we have already met our potential neighbor: His building plan has already been approved and he is just waiting for the groundbreaking. Now, in our case, we would like to forego a basement (not only) for financial reasons, but he will definitely build one. Moreover, he is building with solid construction, while we plan to have a turnkey wooden prefabricated house built.
I have already tried to get information, but I keep encountering contradictory statements. Some say it’s not a problem as long as the basement is built first and supports are installed in the ground on our side; others say it’s nearly impossible, dangerous, etc.
Can you give me an estimate? Do you possibly have experience with a comparable case?

The relevant information is that a plan should exist for both houses. As a rule, it is not a big problem if you build next to an existing basement without a basement. The other way around would be worse, as the foundation would then be undermined. Ideally, both halves would be planned together and also have the same site manager (this does not force both to build with the same technology). In reality, this is almost only the case with [Bauträgerprojekten].

Many thanks for the clear statement, that takes away some of my fears!
We are actually still very inexperienced when it comes to the whole topic of house construction (the land allocation to us came completely unexpectedly - apparently many people dropped out because of the currently high interest rates) and I would like to clarify in advance whether there might be huge problems coming our way. But then the signs seem to be quite good.
By "one plan for both houses" you mean an approved building plan for each, which the municipality has approved, right?

A joint plan means an architect who creates a working plan for both. It is significantly more detailed than the approval planning. Details will certainly be explained by .
