Now my question: KFW40 without a ventilation system.... do I have to expect problems?

There is either a development plan or § 34 applied at the time. A building description does not necessarily have to exist; alternatively detailed tender documents + documentation during construction via architect in individual trade contracts or notarized contract when buying through BT. Whatever you decide, do it _without_ being too influenced by the favorable offer. Find an expert with a focus on existing buildings and inspect the property with him. No ventilation system is not a disqualifying criterion for me, so we will now be more specific with the seller. My further questions are rather in the legal field, which is why I have opened a new thread in the corresponding forum.
