Search for the home - sketch for a semi-detached house

Hello house building friends,

I am 28 years old and would like to purchase a home. I was/am looking for a condominium in my area, but unfortunately the market is very empty. A friend and I came up with the idea that I could share a building plot with a partner, with two semi-detached houses. I now have the partner.
We were thinking of a building plot between 600-700m². But we would like to have a sketch of what the semi-detached house would look like. Can I have this made somewhere cheaply? Just so we have a rough idea.

I can't say much about the land yet.
About the property:
- approx. 600 - 700m² land
- 4 rooms (living room, bedroom, office, children's room)
- basement > shared technical room, hobby room, cellar room
- ground floor > WC, hall, kitchen, living/dining room
- attic > bedroom, office, children's room
- ground floor with garden, attic no balconies
- shared basement technical room (heating, etc.), separately lockable with a door from both sides
- attic if possible no roof slope
- house exterior dimensions 12x10m
- per semi-detached house > garage + carport

Hello,


The internet is full of floor plan designs; just feed Aunt Google the terms "semi-detached house + floor plans" and you will find yourself in paradise. This should suffice as a first impression; otherwise, look for an architect you trust. Cheap is relative, since they have to charge according to HOAI.


That doesn’t work with a classic semi-detached house. For that, a single-family house must be built on the property, which is then divided according to WEG ;)

Thank you for the tips. I am now on a model house page that roughly matches my wish.

Regarding the technical room: Why doesn’t that work? Is that a regulation? I’m not familiar with it, a friend only roughly drew something for me.

A duplex house, meaning 2 semi-detached houses, are completely separated from each other; both halves can be sold independently at any time without the consent of the other partner. If both share a technical room, it automatically creates "one" residential unit and thus the division of the "halves" counts according to WEG (German Condominium Act); which incidentally also leads to having only one front door. Only behind the front door are the residential units to be created divided into Apartment A and B.

This is initially nothing improper, but it has far-reaching consequences; also concerning the share of the property. Simply explained, both partners each "own" 1 residential unit in "one" single-family house. This form of house construction is often used where the municipality, development plan, and textual stipulations do not allow regular semi-detached development.

In my opinion, you are putting the cart before the horse.

The market for [ETW] is empty, okay. If you basically want to acquire ownership, the next search would be for "ownership of land," maybe next a terraced house or semi-detached house. Those, of course, involve different costs than an [ETW]. These do not even have to be higher, since [ETW] in the city area have a high level.

But what does the market for the corresponding plots look like? According to your post, you are now imagining such-and-such plot... so you don’t have one. You can’t just put a semi-detached house anywhere, so you either have to find a plot where you are allowed to build accordingly, or b) find a developer who offers you a piece of a semi-detached house on a piece of land for purchase.

You don’t have to provide a building partner, because you can still look for that when the offer has been found. Usually a developer already offers semi-detached houses, so the building partner is quickly found.

And if you have already combed through the market for an [ETW] (I assume a search time of half a year to two years), then you should actually already have covered or be able to cover the parameters on the common portals. Besides, during the search you inform yourself about all topics related to the purchase of a home anyway :)
