Sealing Garage Floor Variants

Hello,

we have a cement screed (CT-C35) in the garage. This was smoothed with a machine during installation (no power trowel) and is now open-pored. Before using it with the cars, I would like to seal the screed. Due to the sliding gate, tiles are out of the question, as I would first have to mill the screed along the running track in the floor. Tiles also do not appeal to me visually.

The most common suggestion for sealing is a 2K resin coating. I think this will also be the most durable solution.

Now I have read several times about sealing with water glass. There are no increased requirements for the appearance, the sloped screed should only be protected from water. As an alternative, I could therefore imagine the following:


    [*]Brushing off and vacuuming the screed
    [*]Repeated application of water glass until saturation
    [*]If necessary, painting with floor paint

The floor paint is of course not as durable as a 2K coating, but it should be sufficient for our purposes. Repainting every few years would not be a problem; a 2K coating also will not last forever.

I would especially be interested in the opinion of , as he seems to have knowledge in this area.

Due to expected contamination (oil droplets, chain grease, etc.), I would prefer a 2K coating...

I did it with 2K epoxy paint (almost identical conditions to yours). It works excellently to do it yourself (like painting), it's just a bit costly. With 2K filler coatings, a bit more work is necessary, but it should also be doable by oneself – and they are said to be even more durable. Don't forget to grind and prime the screed.

I don't know how you want to use your garage, but I wouldn't consider repainting every few years – having to always clear out / put back all the shelves would be annoying.

After 5 years with a 2k coating, I would say never again.

Every vehicle from the children causes scratches, first small then larger. Every liquid that is somehow irritating causes stains, etc.

Hello,

I had a quote made. Gross about 75 euros per m2 for a three-coat 2K coating including labor time. It’s doable, but for a garage floor that seems rather luxurious to me, although I think the price for the product is generally probably okay. Hence the search for alternatives.

: What would you prefer instead.

Yes, having it done was also too expensive for me.

Own work was about €22 / sqm gross for everything (primer + 3 coats, including anti-slip additive and decorative flakes). It would have worked just as well with primer + 2 coats, but I was too stupid to spread the decorative flakes properly the first time, so I had to apply a correction coat. Without the additional effort, I would have ended up at about €17 / sqm.

Work effort about 30 minutes / coat + preparatory work (taping, sanding & vacuuming).
