Hello everyone, I bought a new house. Unfortunately, we have a water damage for the second time. The developer's analysis showed that it is pressing water. Now he is sealing the house from the outside. We have a two-layer masonry. The developer is now sealing it directly on the brick with PCI bareseal (photos) Is that sufficient? Thanks

phew, better late than never.
Search on the internet for "der vergessene anschluss"
Then you will see at which points it becomes critical.

The sealing downwards should ideally end with the (falls vorhanden) insulation under the BP.
A good drainage around it is definitely also mandatory ...

Hi, where exactly did the water come in? Just because he is now smearing some sealant on the outside of the bricks doesn’t mean the inner wall becomes more watertight, does it? Or did the water not actually get into the house at all and only the bricks were wet? Best regards, Andreas

Tomorrow, the water came into the house. Ground floor screed etc. was completely wet. From the [heizungsverteiker-Kasten] I pumped out over 100 liters.

Over 100 liters pumped out? Probably even multiple times that amount in the screed? Sounds very, very bad... Hope the floor was dried professionally. There must be a medium-sized hole somewhere in the wall. Is it known exactly where it came in? Do you already live there or is all this still before moving in?

Best regards,

Andreas

This is a case for a suitable expert who examines the planned load cases, sealing concepts, and their implementation on site. They can also assess the possible damage caused to screed, floor coverings, and masonry.
