Hello,
we have seen a plot of land for a house and are now considering whether we want/can afford it.
The plot is on a slope, located in NRW near the Bergisches Land. There is a building inquiry for a building of 7x10m (2.5 stories). The entire plot is about 400 sqm.
The plot slopes down about 7-8m over a length of 20m.
We are now trying to get a rough idea of what the house would cost...
Have I forgotten any information?
Can a (very) rough price estimate be made with this information?
Thanks in advance,
Scrat72

We are currently building in Lindlar. On a slope. Development "from below." Price-wise, this turned out to be more demanding than projected by the architect. Exchange gladly via PM and/or on the construction site, I no longer want to publish any numbers.

On 20m, 7-8 meters height difference oh wow... we have 3 meters over the length and that is already quite a lot. Without a basement, at this height nothing will work and even then you still have to support the terrain at least once.

Thank you very much for the answers. We are aware that we have to build with a basement there. Also that the terrain needs to be raised and the whole thing then supported/reinforced. The project is not run-of-the-mill, which is why it is so difficult for us to get a rough price estimate.

Oops, that's quite something
There are 2 floors with a wall in the mountain.

I'll throw 100k into the room as what the hillside location might cost you more.

White wall
Statics (reinforcement, ceiling thickness)
Earthworks
Excavation disposal
Design of outdoor area
Filling
Retaining

The outdoor area must be modeled right away

Make an appointment with the local concrete builder and let him explain

Ask yourself if you really want such a steep slope

: Thank you, that is already a rough estimate. The difference in height from the curb to the end of the (planned house) plus about 4-5m (for the terrace) is "only" 5.5 m. I had imagined setting the ground floor of the house about 1-1.5m below the curb (from the curb then a path to the entrance) and then filling up the rest (including the area for the terrace) up to the bottom edge of the basement, so that only the basement with the walls is half embedded in the hill. With your answer, you have also answered another question for me. I was wondering whom I can ask on site for a cost estimate (architect, contractor...) @ : Unfortunately, I cannot send a PM, otherwise I would like to learn more.
