Hello construction specialists,

I am looking for a lot of information.
It is about the following: I would like to integrate my company into my grandmother’s old farmhouse. Specifically, to design the office and workshop area in the barn. However, I have no idea about something like this.

Briefly about the situation: The room is about 45 sqm and plastered; the ceiling is only covered with wooden panels and insulation between the rafters. The whole thing is on the ground floor of the barn, with about 7 m more upwards. At first, only the room is to be converted; the rest depends on how the company progresses, which I will add later.

Now my question: How do I best approach the renovation? It should definitely be very well insulated because there is no heating in the room, and only an electric heater is planned for now. Or one can go the extra mile and run a line from the main house to the oil heating system.

My idea was to attach wooden battens 40x80 to the foundation wall and then fill the spaces between with insulation material (40 mm), put a vapor barrier on top, and then drywall panels. This on the wall, and on the ceiling instead of 40 mm, 180 mm for the existing rafters.

Is that okay so far?
Or do the professionals say no?

You read a lot about interior construction and internal insulation, but I don’t really get it.

Hello Stefan8485, before you start detailed planning, you should first check the admissibility of your project. I suspect that your grandma’s farmhouse is located in a so-called [Außenbereich], like most farms. It must be clarified with the building authority of the responsible municipality whether this construction project meets the approval of the community. What can be understood by the outdoor area?
Do you mean a courtyard outside the city / on the outskirts?

If yes, then no, it is located today directly in the town on the main street. So it used to be outside, but over the years a lot has been built :-)

Outdoor areas are areas of a municipality that lie outside the closed townscape. There are no development plans here either, as further development is not planned.

If the property lies within the closed townscape, it still needs to be clarified whether another commercial use is permissible here. This depends, among other things, on the type of use permitted according to the development plan. If no development plan exists, one must comply with the neighboring development.

In addition, an application for a change of use will have to be submitted, as an agricultural use predominantly existed here before.
This also has implications for the insurance aspect.
