Don't keep turning the questions around all the time just to completely get off topic. Or do you also ask the question with a hip roof when someone writes: with a hip roof only skylights like Velux work, "what if you don't put a skylight in the hip roof?" It's about time to untangle your knot again.

As a reference to the initial question:
In our BU, the flat roof compared to the classic gable roof roughly amounted to an additional cost of about €5000, according to statements.
At that time, we also had a second provider in the running in parallel, where the additional cost would have been about €10,000 according to inquiry.

We have several offers for the roof waterproofing. All are at a solid 16k. That means bitumen vapor barrier, rigid foam boards with slope, 2-layer welding membranes on about 150m². Additionally, the parapet flashing in titanium zinc costs 3k. One must not forget the concrete ceiling of the upper floor. It is a bit difficult to decipher from the shell builder’s offer, but roughly estimated it should be around 20k.

That means our flat roof totals just under 40k.

The price comparison is "unfair" if you compare a roof truss with a wooden beam ceiling to a proper concrete ceiling.

I find iven a bit expensive. We are somewhat smaller, but are under 20k including dome windows, roof graveling, and the sealing work inside the house (welding the base plate, window connections). Drainage completely included, all made of pre-weathered zinc.

Including concrete ceiling?

The price is OK for us because we had 3-4 offers per trade and could choose the best available in our region

No, without. That would be a bit cheap. Calculating the concrete ceiling is not quite easy because formwork, steel, etc. are always listed for the entire object in the shell construction specification... I estimate it was not more than €10,000, probably less. The concrete alone was €2,500.
