Hello everyone,

We have been living in our own home (turnkey with a developer) for three years.
Yesterday, after the damp weather, this picture appeared on our facade and those of our 3 neighbors.
We all have the same houses.

A black tank is present.
An acquaintance said that the brick edge is too close to the wall and that is why the moisture is undermining the facade.
Could that be true?
Dimple foil is present.

Warranty is still valid for 2 more years.
Bitumen coating, but I don’t know offhand how thick it is. I would have to look at the old pictures from the construction phase.

Looking forward to feedback

Could also just be sprayed. You don’t have any spray protection at all. Windward side?

I honestly don't know what a splash guard looks like. How could I check that? Or how could I check if it is splashing water or rising damp?

You have laid a hard floor covering up to the plaster facade. When rain falls on it, it splashes onto the facade. There are, for example, gravel strips against that.

Is it the weather side? I assume you also have floor-to-ceiling glass there. After the rain shower, was that not accidentally wet at a similar height?

No, it is not the weather side.. and I don’t have a deep high glass. Then it would be clear ..

Hmm ....

I am unsure if it is really splash water... I would at most have to put [in bucket] against the wall and after rainy weather take the bucket away and see if it is splash water
