Right of way high-pressure gas pipeline

Hello, we are interested in a plot of land. However, for this plot of land, the note in the development plan applies that there are/given the possibility of establishment of easements for a company for high-pressure gas pipelines.

Excerpt:

...Easement areas describe the parts of the safety and protection strips (each 2m on both sides of the pipeline axis) located on private land of the existing or planned high-pressure gas pipelines... They must be kept free of buildings and tree plantings. Before planting or construction measures in the immediate vicinity... the exact location of the respective gas pipeline... must be inquired.

Now I would like to ask:
1. Apart from the planting and construction restrictions, does this easement have any further effects, possibly even risks for us?
2. Does this reduce the value of the property?
3. What would you do?
