Requirements for KFW 70 house

Hello,

to be honest? The topic is currently overwhelming me. We are currently planning a new build (timber frame construction) about 150 sqm pitched roof no dormers/bays.

Our general contractor says we can easily achieve KfW 70 with the insulation. The only question is, which technology and which consulting/construction supervision is necessary?

On Friday, I called two different energy consultants. One wants to meet next week at the consumer advice center. We have already met the other one. Price for the one we have already met: 500-600€ for the complete KfW 70 processing plus 80€ for a final on-site appointment. Is that realistic? Is that enough? Do I still need the Blower Door Test? Others tell me that even for KFW 70, construction supervision and thermal bridge calculation are necessary. Then the costs rise incredibly.

In addition, I have now often read that solar thermal is actually a waste of money. But both consultants now tell me I have to use it for KFW70. Our insulation should already be sufficient for KFW 55. Plus a gas condensing boiler heating. Complete underfloor heating. Plus a central or decentralized ventilation with heat recovery.

I am incredibly grateful if someone can tell me what I really need now for KFW70. We want to sign the financing this week. How can I do KFW with this now, if it still becomes too much for me? The application is then submitted by the bank, right?

At least that is not true, but -- in practice -- in my experience, it is not so easy to break the mantra "If condensing gas boiler, then solar thermal." However, with a good energy consultant and an above-average (!) good builder or an open-minded architect, you can also achieve the KfW70 standard with a condensing gas boiler and without solar thermal (as of today).

So, KFW made it very easy for me. Interest rates for KFW increased yesterday from 1% to 1.4%. That means only a 0.4% difference to the housing program of KFW! Construction supervision is also required for KFW70.

I am leaving out KFW 70!

From which source do you have that?
On the [KFW] website, [KFW70] is still available at 1%.
Only if you choose 3 repayment-free start-up years do you have 1.4%.

Oh, with a 30-year term! that definitely changed yesterday.

so everything from 11 years term 1.4% for KFW 70
