Would also take option 1 without a building savings contract, putting the saved money straight into the payment. Don’t let the "advisor" unsettle you, they earn quite well from the building savings contract and like to sell it along.

Hello Tassimat,

the real estate transfer tax is waived because it is a family purchase.

In about 5-10 years, the inheritance will follow, we estimate 100K€
Possibly, money will come from another source, but I don't want to consider that for now.

Hello everyone,

a quick update from me. I have now received a different offer from the bank advisor based on the initial tendencies / recommendations.

Annuity Variant:
Provider: Allianz, 20 years fixed interest rate, interest rate 1.36%, 5% annual repayment.

After 20 years there remains a residual debt of approx. €164K, of which we will certainly cover €100K through inheritance etc.

That looks better so far, right?

That looks good in terms of concept. Through special repayments, you can practically be at zero after 20 years. If not, it’s not a big deal either, €50,000-€60,000 in 20 years is nothing major.
Additionally, you have the flexibility to cancel after 10 years without prepayment penalties and refinance if interest rates are significantly lower than 1.36% at that time or if you win the lottery or suddenly have a lot more money than planned and don’t know what to do with it.
