Hello everyone,
We want to buy a single-family house with about 200m living space, which has an electric underfloor heating from 1986. This should definitely be replaced due to the costs mentioned by the real estate agent (about 800 euros per month!!) if we can afford it. What affordable alternatives can you recommend to us? We are very grateful for all suggestions and ideas! Best regards annasascha

Welcome to the forum,
that sounds very expensive with the heating costs,
is that the average value x12 months or a cold winter month.
Is household electricity added on top?
Without knowing the house, I see 2 solutions
1. More efficient heating
2. Thermal renovation of the house.
An energy consultant can advise you directly.
What year was the house built, when was what modernized?

Interesting topic, which certainly affects quite a few old buildings from the 80s.
For example, I know someone who wastes around €180/month for a 90sqm apartment because of this.
There are special tariffs, it is definitely worth comparing providers.

Off the top of my head, I also think of putting a photovoltaic system on the roof to produce electricity for own consumption.
Otherwise, energy consultants surely know what is technically possible (switching to a heat pump?).

Please keep reporting!

A photovoltaic system is almost always worthwhile. Unfortunately, the heating uses the most electricity when the yield is particularly low.
already sums it up perfectly in the first reply.

Thank you for the feedback!!! The house is from 1986 and we are total amateurs who have to hire someone for all the work. Originally, we thought about possibly installing an air heat pump and a new underfloor heating system to also get rid of the boilers in the bathrooms. However, based on price estimates from acquaintances, we were told that this would easily cost 150,000 including the bathroom renovations. No bank will grant us this renovation money including the high purchase price, which is why we are currently considering buying the house and moving in as is this week. A colleague at work reported today about infrared panels, which are apparently supposed to be cheaper than electric underfloor heating. Do you have any experience? Best regards

With a construction year of 1986 and high-quality construction, the house is not a thermal disaster. You could read the heat demand directly from the electricity meter and consult an energy advisor about an alternative heating system. I would even consider the Scandinavian approach, split air conditioning/heating units in all rooms. Our house, with underfloor heating and an air source heat pump, can be heated cheaply. After returning from vacation and finding 16 degrees in the house, our air conditioning for heating was much faster and more effective.
