Renovation of a 1950s old building - house number - sought renovation costs

Hello everyone,

It's about a house from 1956. 150 sqm, including a basement, which is coming into closer consideration. The facade, roof, basement, and heating (including fireplace) are all okay. These things were renovated 2 years ago.

The rest of the house would have to be renovated and refurbished. That means: - Remove floors, wooden ceilings. - Tear out 2 bathrooms, move the bathroom to another location (water connections are there) - 14 new radiators - Partly renew the electrical system (no RCD, more sockets, although sockets are already in all important places). - New kitchen and other furnishings - Install 3 new windows - Possibly new pipework, unclear how old (????

Now the initial question was, where would one roughly land with 150 sqm of living space at medium quality? Can one manage with 1300 EUR per sqm for such a measure?

I realize there are always surprises, but assuming the above-mentioned measures would be sufficient.

I suggest: Find one or two renovation companies to estimate it for you. Such things are always difficult to judge from a distance. Prices in Bavaria are also different than in Saxony. Are you having everything done, or will you do much yourself? Are the pipes being replaced now or not? Why only 3 windows? It all depends on so many factors.....

Two companies estimated €250,000 for a two-family house with a total of 190 sqm in my case. We did it for €75,000, almost everything as DIY.

A rough estimate based on your information is somewhere between €150,000 and €200,000 if you have everything done.

Yes, the pipeline situation is unclear in my opinion. What would that be on top again? 30K EUR?

Yes, we would have everything done except simple tasks, simply because it’s unrealistic time-wise alongside the job.
Only 3 windows are new, which are to be installed for existing glass bricks. The previous windows are still good, as they are aluminum.

Yes, I understand that it’s a crystal ball guess. Just to get moving at all, I wanted to know where one would end up here.

Regarding your case, that difference is, of course, massive. I suspect this is also because companies are currently charging fantasy prices in many places since everyone is fully booked?!

With 100k you are well positioned, assuming some personal contribution.

It also depends on how old the electrical system is; Are there empty ducts from a previous renovation? Are there old chimneys that can be used to distribute cables from the basement to the roof? How old is the main house connection? For example, the sanitary pipes can be inspected with cameras, then you can see their condition and how old they are. There are often expensive surprises hidden there.

That was 5 years ago, it wasn’t quite so tense back then ^^ No, it’s simply because I was able to buy materials cheaply, often without any markup, and because hardly any labor time was incurred since everything except windows and heating was done by ourselves or we helped out. Here’s the old thread on this.
