I have a question. We are considering buying an old building. It is a semi-detached house. However, it is too small, so we would like to extend it. Specifically, a living room 6x5m and a bedroom 5x4m on one floor with a flat roof. Can someone roughly tell me the costs involved? Only for materials and the architect regarding construction drawings and electrical installation. The rest will be done by ourselves, as my partner is a bricklayer!

Before you start worrying about possible construction costs, I would strongly recommend going to the responsible building planning office and clarifying on site whether an extension is allowed at all ;)

The extension will definitely be approved because in this residential area every semi-detached house has an extension except this house. And it won't be a big extension. How much does such a permit cost?
How much would the extension cost us? What else do we have to consider?

That doesn't have to mean anything, for example the development plan may have been changed in the meantime, the existing development excluded, you are the last one ;)

You can inquire about the cost of the permit at the building authority, you have to commission an architect to prepare the building application anyway. His costs depend on the total construction sum and will probably be in the range of €2,500-3,000. In addition, you need a structural engineer, because after all someone is needed to demonstrate the stability of the building.

The question of the costs for the bricks and erection of the flat roof depends on your husband's connections; I cannot make a reliable statement about this.
