Basically, I don’t think the idea is bad at all. However, I find it practically difficult to implement.
A unit that we can use now would of course have to be directly accessible from the upper floor (where we currently live). I wouldn’t know how such an extension could reasonably look. Apart from that, I also don’t think it would be very cost-effective (certainly not cheaper than an attic conversion). Moreover, all the initial measures mentioned (except for the attic conversion) would still be necessary. And, for example, the heating would also be needed already now and not just at some point later.
