Renovate or smaller house?

Hello everyone,

we live with our children and animals in a 230 sqm house. It has 9 rooms and 3 bathrooms.
When the children move out in about 5 years, 4-5 rooms would be empty. We definitely do not want tenants. Therefore, the question arises whether to sell the house then or live in it alone, plan renovations or rather invest in a smaller house? This still robs me of my last bit of sleep, what would you do? Does it make a big difference, maintenance costs for 230 sqm or about 140 sqm? Do all rooms still need to be heated anyway?
Soon renovations would also be due, but is it worth it then if you are going to sell anyway?
Or stay living there? I am at a loss.

Do you want to live in 9 rooms with animals for two? I don't think so.
Sell, but without renovation backlog!

Hello dear responders, "unfortunately" I am also offline for several days sometimes. Yes, selling is probably the most sensible thing. Maybe I was just looking for confirmation or some argument to keep it, which I couldn’t think of – and neither could you. And see, the tiredness flew in and brought blissful sleep. But seriously, it’s not that easy to just give up after 20 years of house, neighbors, and invested work/money. On the other hand, life is also an adventure and a new beginning, which can be exciting. Homeowners who plan to sell in the medium term do not invest another cent in the house because they think it is a wasted effort. Unfortunately, necessary repairs or renovations remain, which cause the property to lose (sale) value.
