Remove asbestos from roof insulation

Hello everyone,

we are considering purchasing a house from 1955 and are still a bit unsure if we are estimating the costs correctly. In the insulation wool in the roof, which lies quite loose, asbestos is presumably contained. Of course, we would have to dispose of this before we could move in and renovate everything else. Online, we cannot find any precise information about the prices and how much one could do oneself.

Is it allowed to remove and dispose of something like this independently? If yes, what does it cost? If no, what does it cost through a specialist company? The house has a living area of 106 sqm on 2 floors, so the roof should be around 50 sqm, rather a bit less.

We would be very happy to receive an assessment from people who are more experienced with this.

You are allowed to. That is not a problem. Asbestos? No idea, but at least for that year of construction it will be KMF (but there is no change in the harmfulness). With the right protection, it works well. Of course, then clean thoroughly (vacuum/wipe). Disposal is usually in dust-tight sealed bags for little money at the recycling center. For us, 2cbm for a fifty.

I am not sure if asbestos fibers were also processed in mineral wool, but in any case, the mineral wool at that time is respirable. I would send a small sample to the lab (costs around €100 for the analysis) then you have certainty. For asbestos, I would generally read and apply TRGS 519. For asbestos, the remediation can be deducted from taxes as an extraordinary expense. The tax office required the mentioned lab test from us to recognize the costs.

With KMF (without asbestos), the dismantling is somewhat simpler.

If the attic is connected in any way to the later inhabited area, have an indoor air measurement done after the remediation to rule out contaminating the living space. It doesn't cost a fortune and you have a good feeling, and as already mentioned, you can fully deduct the costs.

The attic is not accessible via an open staircase. There is only a roof hatch. This would only be opened if repairs to the roof were necessary later.

But doing the measurements is probably very sensible, then we can be on the safe side.

We are not entirely sure whether it is asbestos. An acquaintance was there who knows a lot and said there was asbestos. However, the insulation material was more yellow than gray. Therefore, to be sure, we will conduct a test.
