Realistic price 100m² bungalow

Hello everyone,

since a new residential area will apparently be developed in the desired location after all, and the search for suitable existing properties is hopeless, I am now considering a new build.
At first, I had ruled this out due to the high costs and time involved, but even the simplest standard is better than paying €800 per month for a run-down apartment and dealing with landlords.

The plan is a bungalow without a basement, about 100-110m² living space, double garage and "normal" fittings. As a quality standard, I am assuming good DIY store quality; the garden will be designed to be simple and low-maintenance (no expensive rock garden, large terrace, little lawn, no hedges and bushes, individual small trees).
As "luxury," electric roller shutters, floor-to-ceiling windows, underfloor heating, network in every room, and a fireplace connection are desired.

I have now inquired with the well-known prefabricated and solid house companies and received extremely different prices.
Everything from €1300 to €3000/m² was included, with a comparable scope of services as far as possible.

So far, I have been most convinced by Ytong and Town & Country with prices of €1800 and €1600/m², assuming the highest possible amount of self-performance.

In your opinion, are the prices mentioned realistic, or should one calculate more?
The entire construction project should be completed with €250,000-€300,000 in total, so that a monthly payment of about €900-€1000 is feasible.

Yes, definitely. Currently, I am single and would plan for a two-person household if I find the right person. Children are actually not planned, and if so, I have factored in a room as a reserve.

Bungalow 108 sqm, paid all in all with land and all additional costs 287. That was 2017. Now it is 2019. Land was 71. So you have the house price if you subtract. The bare house price was 163. Your extras, deduct according to that rate, FHZ yes, shutters, floor-to-ceiling windows etc. are not included in the prices. Probably you have to add 10% to our house price in 2019. Hessen is anyway more expensive than SH, Karsten

2,000 euros per m2 is a very rough guideline. Plus land. There are companies that build your bungalow turnkey including kitchen, floors, painting work... My contractor told me my house was 8% more expensive in 2019. That is disgusting

These are unfortunately completely different prices than those learned in the first discussions with the usual construction companies. They seem to be just "bait offers" as everywhere else. Are local, smaller construction companies possibly cheaper? However, an architect would probably still be needed here if no finished floor plan program exists.
