Real estate value estimation semi-detached house experiences?

Hello,

just to say upfront, I am aware that no binding valuation is possible here in the forum, but I would still like to hear your opinions and experience.

Regarding the question, I am currently considering purchasing a semi-detached house. The details:

Semi-detached house with garage and parking space
Plot approx. 350m²
Terrace facing south
Location within 30km radius of Hannover
In my assessment, the location is very good as kindergartens, schools, etc. are within reach (new housing development)
-110m² living space
-4 rooms (ground floor = living/dining room, kitchen with utility room, WC / upper floor = 2 children's rooms, bedroom, shower/WC / attic = "office")
-Built in 2002
-Fully clad with bricks
-No basement
-1.5 floors (knee wall approx. 87cm)
-Attic converted into office
-Double glazing
-General condition can be described as good
-No major work needs to be done immediately
-Wolf gas heating (How does Wolf compare price-wise to other providers?)
-Normal heating in all rooms except the living room, which has underfloor heating
-No stove/fireplace
-Floor coverings on the upper floor would need to be renewed

If I have forgotten anything, please just ask.

I hope that based on these data an "approximate" value can be determined. Maybe you also have comparable values.

In Munich: Estimated market value: €750,000. Doesn't help you as an answer, does it? Have you tried ImmoScout? If you want to acquire it, the market value should be fixed. If you want the production cost – why? Thanks to demand > supply most properties are overpriced and therefore have a higher market value.

If you are not sure, get an expert. [Er ermittelt euch den Verkehrswert und schaut nach Mängel und sagt, ob der Preis passt.]

Yes, that's right, doesn't help me much ;-) I'm in the Hanover area, on Immoscout etc. the price is hard to compare because nothing comparable is listed.



Basically a very good idea, I just didn't want to spend so much money in advance and order an expert.

The market value is the one the property achieves in a sale. For comparison, use the observation values you get from Immoscout or Immonet. Does the property rank accordingly in value among comparable properties? Are there other comparable objects for the value? Additionally, your interest in this object and how long you have been searching or still want to search. For comparison in the portals, location, living area, and year of construction are roughly used. If the price is reasonable, then get an expert involved.

If someone is found who also pays TEUR 750 in Hannover, then that is the (current) value of the property :p You can only compare and must find a value that is right for YOU and hope that it matches the seller's or consider whether you want to pay the asking purchase price. If in doubt, another family will simply buy it and you have to look again...
