Real estate financing through OLB?

I am with OLB and my contract is not being sold - I'm a bit surprised. But even if it was, as already mentioned, it doesn't matter...

Apparently it has become really expensive in the last 7 months - we also have a 31-year fixed interest rate...

I am very satisfied with the processing and also the payments made so far.

Yes, it has risen by 0.5 to 1.0% since April.
Good to hear that everything went smoothly for you.
Is the bank located in your town? Do you have a fixed contact person and do you feel well advised?

The difference between a 20-year and 30-year fixed interest rate is 0.05%.
That amounts to a difference of €6.00 per month.
So it doesn't really make much of a difference.
What's against security?
Effective rate is nice and all, but what if the interest rate is 10% in a few years?
If I remember correctly, the percentage in the 90s was even between 13% and 15%.
Who says we won't get there again?

Not in town, but only about a 3/4 hour drive away - everything runs via email and phone anyway. Fixed contact person and everything went great except for numerous Schufaanfragen. Security is more important to me than the few bucks it costs me - even if it's a few thousand more. As long as I can comfortably handle the rate now and am satisfied with it, everything is fine - one less worry.

Then all countries in Europe are bankrupt and inflation is galloping away. However, since the interest rate does not immediately rise from 2% to 10%, and the increase in interest rates will likely be accompanied by an increase in inflation (including salary increases), the loan should already be fairly easy to pay off beforehand through special repayments.

PS:
This argument about the interest rates from the 90s is simply nonsense because the inflation at the time (>5%) is simply ignored.
