Questions about planning a single-family house in Hamburg - Additional costs due to the basement

· Building envelope, building line and boundary: Building envelope marked in blue on the site plan (distance to street 5m, depth of building envelope 13m)

· Edge development: lateral boundary distance 2.5m

· Number of parking spaces: 2

· Number of floors: single-storey construction (in Hamburg: area with over 2.3m height in the attic = maximum 2/3 of the ground floor area)

· Roof type: gable roof, 45° pitch, knee wall 1m, captain’s gable on the terrace side, red engobed roof tiles

House Design

· Who designed it: own design, then drawn by a draughtswoman

· What do you like most? Almost everything

· What don’t you like? Guest toilet without window, no basement

· Preferred heating technology: gas condensing boiler, central ventilation system with heat recovery, solar for hot water (Kfw 70 house)


Hello,

we are a young family from Hamburg, recently purchased a plot of just under 650 sqm in Hamburg (see site plan).

We designed our future house ourselves after visiting many show homes, but we are still uncertain about some points and would therefore like to hear your opinion on these:


1. Criticism of the floor plan and the position of the house on the plot is welcome

2. We would basically like to have a basement. However, since groundwater begins at 1.30 m depth and according to the soil report a sealed dewatering system + waterproof concrete tank would be necessary, the costs for a basement would amount to approx. 80,000-90,000 euros. Actually too expensive, right?

3. We considered that if we do not have a basement, we could better use the utility room by placing the heating system, hot water tank and ventilation system on the attic instead of in the utility room. What do you think about that?



This is our first post, but we have already read a lot in the forum and found many good tips. Now we would be happy to receive some suggestions.

What caught my attention:
- Interior toilet
- Many 45° corners
- 4.5 m² office ?!
- Path to the kitchen quite long - or if you don't go through the utility room, the path to the pantry is way too long
- Dressing room floor space is very limited
- Position of the shower in the kids' bathroom doesn't please me that much
- Kids' room facing north ?!
- Living room facing north ?!
- Utility room etc. facing south, or is this mirrored ?!

Some questions from I also ask myself. I would prefer a completely different orientation of the house, is the roof direction now prescribed?



A brick-faced single-family house with a captain's gable would be a traditional construction method. Just for your information

Washing machine and dryer in the pantry? Otherwise nice floor plan, for a pure office this should be enough, when I look at my desk corner in the dining room, I have less space there. I like the attic, for the children I would avoid these angled entrances. I just noticed, you still have a large office. That as a guest room? Or a third children's room? Then it would be smaller than the others. 15 sqm is okay for a children's room.

Wow, you respond quickly.
So:
A guest WC without a window was more important to us than an office without a window.
The office is small and rather a backup in case we have 3 children (2 are planned) and the office in the upper floor is used as a third children's room. We can also imagine putting the guest WC into the office on the ground floor.
The many 45* angles on the upper floor were necessary for the doors due to space reasons; unfortunately, we couldn't think of another solution.
The floor space of the dressing room is significantly more than what we have now, but bigger is always better.
The bathrooms are not finished yet; we wanted to take care of that in the next few days.
The roof must be parallel to the street. Mirroring the house is possible, but the development of the neighboring property to the south is quite close; when we stood on the plot, we found the current orientation a bit better.

If the children want to take a bath later or do not want to use the Mini Shower, they always have to go through the bedroom...
