Hello,
we (28 and 30) plan to build an extension at my parents' house. According to the architect (plans are almost finished :)), the costs will be between €120,000 and €150,000. The next step is now the financing.
Now about us. I am a civil servant and receive a monthly income of €2,300. My boyfriend earns €1,100 per month (but I would not include this salary as he would stay at home in case of a new family member). Our current equity is €18,000. The rent is €500 cold (although we have to pay an additional €800 annually for utility back payments :mad:) We are currently saving about €1,500 per month.
And one more question: The house + land currently belong to my parents. For the financing to be under my name, theoretically, everything would have to be transferred to me. So beforehand, a visit to the notary to change the entry in the land register would be necessary? Or?? If this is not absolutely required, wouldn’t a transfer beforehand generally make sense? (The increase in value from the extension could have an impact on gift tax, right?)
