Questions about cost estimation per m3 FFM Hanau region

Hello everyone,

if everything works out, we want to build a house this year with about 200 sqm of living space without a basement including a utility room). So far we have always calculated with €2,000 per sqm, but architects calculate by volume. Unfortunately, we have no figures for our region so far. Hence the first question:

1. Does anyone know how many € per m³ one can calculate in the region around Hanau (FFM)?

Now to the actual topic. Is the amount to be understood as fixed, or does it also depend on the size of the house? Of course, if I take my parents’ house as an example, the number of rooms, bathrooms, windows, etc. increased with the size of the house. Here, a constant amount makes sense.
We are currently planning with €2,000/sqm and thus roughly 200 sqm of living space. But I would actually prefer, for example, 230 sqm of living space. The number of rooms, etc. would probably not change, though. Sure, the roof, the floor slab, the underfloor heating, insulation, etc. will be bigger, but that is not €2,000/sqm. I would like to make the living room, the study, and the storage room a bit bigger. Accordingly, also the bedrooms/bathrooms on the upper floor a bit bigger.

Now we are considering possibly lowering the standard a bit (laminate instead of parquet, etc.) and creating a bit more space. But this only makes sense if the additional 30 sqm do not cost €60k more.

The costs per area or volume serve as an initial, rough price estimate. It makes no sense to negotiate over the derivation of such rough calculations. Even if the desired 30 sqm area were to cost not €2000, but €1000 more per sqm, that would still be an additional €30,000. These additional costs are difficult to compensate for with laminate instead of parquet and comparable cosmetic changes. This is rather category "painting the double garage".

I don't know if the calculation makes sense. It is a first, rough estimate – with the corresponding margin of error. More volume: more earthworks, more foundation slab, masonry, flooring, screed, underfloor heating, plaster, insulation, facade, roof covering, sanitary installation, electricity, possibly window area, etc... AND labor time! Every little bit counts. If you want to work with the value and it fit for your 200sqm, why shouldn't it still be a valid estimate for 230sqm? Because the numbers no longer fit the budget? By the way, I would calculate with a bit more than €2000, better to have more leeway/options at the end than to calculate too tight. However, there is also the opinion that you can easily build with €1800 or even less, but that would not be possible for my taste/requirements. For example, laminate would not be an option for me – that’s how different the requirements are.

Hello Peter,

I am also building in Hessen (30 km from Frankfurt) and also with an architect. The costs cannot be calculated precisely with an architect anyway. First, you receive a rough cost estimate from the architect, after thorough planning then the cost estimate according to DIN 276. We have already received the first offers for shell and civil engineering and are already deviating from the cost estimate. Which is not bad, you lose somewhere and win somewhere, what counts is the final bill. I can tell you, however, that prices have risen again by 3-4% compared to last year, and you can already feel that in the shell construction. Edit: 2000 euros/sqm is the minimum, rather calculate with 2300-2500 euros/sqm for a standard equipment (without own contribution). If you make the house bigger, it of course costs accordingly more.

We also come from nearby and paid just under 2000 euros per m², however without painting work and without floor coverings, only the pure house costs. I don't think you can build significantly cheaper in this area here.
