Well, why was specifically [20.05.] chosen? That is a Monday. Are the tenants possibly moving out over the weekend [18./19.05.] already, and the house would be empty from that day? An experienced notary should have already taken such things into account.

Even then, the tenants would still have the ownership rights, which therefore cannot be transferred to the buyer.
