Question about the land charge

Hello,
we have now clarified our financing and secured our interest rate. Now it is about signing the contracts.
The city from which we are purchasing the building plot has offered to register the entire land charge directly on the property [Grundschuld] (house price including land). They told us that this way we can save on notary fees. Now our question is whether this makes sense or if it carries any risks that we do not yet know? We would be very happy if you could help us.

The advantage is that the property is already listed in the land register; you don't have to wait for the ownership transfer. Will it then be cheaper at the notary? Well, maybe a little, but he still wants the normal fee, as does the district court for the entry. I don't see any risks, but always be sure to read the contracts.
