Hello....
Purchase price 220,000 + additional purchase costs = approx. 247,000€
Equity 150,000€
Net income at least 2200 €
Cold rental income: approx. 900€
The ground floor is used personally and renovated by own work and financed from equity.
Likewise the additional purchase costs. The upper floor remains rented.
Desired installment 800-1000€ + special repayment
Desired fixed interest period 15 years.
Theoretical possibility to repay everything within 15 years.

It has already been suggested to me that probably a 10-year fixed interest period + KFW loan in connection with a home savings contract would be best for me, instead of the 15-year fixed interest period with special repayment as I had originally imagined.

Question to the experts:
What interest rates/effective interest rates would be realistic and "very good" under these conditions at present?
What would be, in your opinion, ideal and reasonable at present?
I know this is only a rough outline and more details are needed... but I would be grateful if you could give a rough assessment.

What do you say? Is there more to get elsewhere? I find it strange that the big ones are leading the race and not a small bank...
