The question now is, does that make sense? How is it with the ownership structure? Can you only start building once fully paid, right? How is it with access to the property for the planner, architect, etc? In the draft purchase contract, the area is stated as an approximate indication, but the price is exact for the area we want to have surveyed. The exact survey provides the precise result, whereby more area must be additionally paid for, but less area not...?!?!
As a tip: The notary receives a lot of money from you. He doesn’t get that just for having an employee copy a purchase contract from a few text modules. No, he also gets it for properly advising you and clarifying exactly these questions.
So call the notary, communicate the issues, and be happy with the result.
