Property purchase with house

Hello,

my girlfriend and I have been thinking for quite some time about buying a house. We have also occasionally looked to see if we could find something suitable. Now we have found a really nice plot of land. 5,500m² great proximity to the city, good bus and train connections, nearby shopping facilities. The only thing that bothers us is that it is directly next to a highway. Although we both grew up near the highway, it is still noisy for us. The highway is about 15m below the plot. My question is whether building an embankment would help reduce the noise. Additionally, whisper asphalt is supposed to be laid there in 2014.

Would that help at all? It doesn't have to be completely quiet; some rustling or occasionally a truck would be totally fine since we are used to it.

Are there perhaps professionals who can assess something like this?

A berm helps. The sound is firstly reflected there, the other sound passes over it and only decreases further back. If you are interested, I can show you an expert report from our area, which illustrates the effects of a berm quite well. Whisper asphalt provides 3-6 dB. This means a halving of the noise. Long-term studies show that the effect decreases with increasing age.

Plot of land by the highway would be a deal breaker for me (I am a Ruhr area kid, highway noise is very familiar to me). You never get rid of the noise and noise reduction is relative. In the house, you might be able to work additionally with appropriate glazing BUT at some point you also want to be in the garden...

Wastl would be very interested in the expert opinion. Who prepares such expert opinions and how much does something like that cost?

nordanney Yes, for you it would be a deal-breaker. But for us, not at first. It was in the neighbors' house, and in the purchase property. You can't hear a thing in the house. It is quiet there.
