Property purchase: Registration of a future land charge?

Hello,

we have now decided to buy a plot of land (with equity) and the municipality has commissioned a notary to prepare the purchase contract. The municipality is waiving its prior land charge so that a bank (for our future construction loan) can register a land charge with first priority. So far, so good.

However, the amount of the land charge is supposed to be specified already before the notarization of the sale... but since we have only just started planning, there is no concrete financing plan for the house yet and therefore no bank or amount. Has anyone of you experienced something similar?

That is of course nonsense, even a notary should know that. It makes no sense to register a fictitious land charge for a fictitious bank now. Describe it to the notary exactly like that, he knows his stuff. Is the property being paid for from equity?

Ok, then my confusion was probably justified. Thank you very much, I will contact the notary. The property will be paid for entirely from our equity.

So, in the notary contract for the property (purchased from the municipality), we have a clause regarding the land charge pre-notation with a maximum amount for the mortgage charges. We had to specify this amount in advance, but it has nothing to do with the actual mortgage later on (however, it sets the upper limit).
