Hello everyone, my wife and I have reserved a plot of land in a rural village. (Baden Württemberg) We are very interested in building there since we come from this region. Now we have taken a closer look at the development plan and find the regulations quite strict. We are currently trying to find a reasonable solution. But first, our requirements: - Living space approx. 150+ square meters (with at least 3 children's rooms) - we would definitely have a basement (although initially not livable, possibly later 1-2 rooms with sunlight due to slight slope)
Now we have already thought about various points on how we can implement the whole thing – or rather how we can get the most living space for the lowest additional costs with things like bay windows or dormers.
In the meantime, we have settled on a gable roof to at least sensibly use part of the upper floor.
Do you have any idea if it would be possible, for example, with a flat roof (unfortunately we have no architectural training and therefore cannot exactly understand what must be fulfilled with a flat roof to build it at 6.7 meters)?

Development Plan/Restrictions Size of the plot: 699 sqm number 39 Slope: yes / cross-section currently not yet available Floor area ratio: 0.2 Plot ratio: 0.2 Building window, building line and boundary: no specifications – only those from the BUILDING REGULATION Edge development Number of parking spaces: 2 (we do not want a garage) Number of floors: 1 Roof shape: Roof shapes: gable roof / gable roof with valley / hip roof / shed roof 22° to 30° / flat roof 0° to ≤ 5° Style Orientation: towards the street or cardinal directions Maximum heights/limits further specifications: - 1 full floor Floor area ratio and plot ratio 0.2 (our plot has 700 square meters) - ridge height 6.7 m (The maximum building height is defined as ridge height (RH), as the highest point of a building structure. This is measured from the reference height at the ground floor - floor level (single-family house). RH max. = height of flat roof parapet.) - eave height 3.5 m (The eave height (EH) is measured at the highest point of the intersection of the external wall with the roof/flat roof starting from the set reference point (single-family house).) - reference point: ground floor – floor height (single-family house) All heights of buildings are determined from the single-family house. The ground floor of a building is the floor which is a full floor according to § 20 Building Use Ordinance. Excavations and fillings necessary to achieve the chosen height level of the ground floor are permitted.

I hope this information is workable. It is quite possible that we might even change the plot, but we really like it because the meadow opposite the street may not be built on and so we have a relatively wide view of the valley!
Total budget without the building plot: approx. €450,000 (and yes, we are willing to do some work ourselves)
