Hello to the forum,

I’m starting our thread on house construction and hope for lots of input on the perhaps not quite so easy planning of our dream house.

Development plan/restrictions
Size of the plot: 510 sqm
Slope: yes, north-facing slope approx. 10 degrees gradient south --> north
Site coverage ratio: 0.35
Floor area ratio: 0.7
Building window, building line and limit: see parcel 22 blue lines
Edge development: yes, agricultural land borders to the west
Number of parking spaces: 2
Number of stories: 2 full floors + basement possible (soil report available)
Roof type: gable roof
Style direction: classic rectangular
Orientation: gable direction predetermined east <-> west
Maximum heights/limits: max ridge height 9.50m
Further requirements:

Requirements of the builders
Style direction, roof shape, building type: preferred classic rectangular
Basement, floors: basement if necessary, otherwise only slab on ground
Number of persons, age: 3 persons: 2x 37 + 1x 7; no further children planned
Space requirements on the ground floor: guest shower bathroom; utility room; pantry/storage; kitchen; living-dining room
Space requirements on the upper floor: master bathroom, master bedroom, 1x children’s room, 1x office
Office: family use or home office? yes home office
Number of overnight guests per year: few
Open or closed architecture: rather open
Conservative or modern construction: not fixed
Open kitchen, cooking island: kitchen should be separable from dining-living room by sliding door
Number of dining seats: 6

House design
We are now going to visit a few home builders and get some inspiration... because we cannot and do not want to change the orientation on the plot.

Do you think it is realistic at all to build a house for a total of approx. 500,000€?
Our rough calculation would be as follows:

House construction costs approx. 150 sqm turnkey on slab: 375,000€
Carport/storage room: 25,000€
Additional costs: 40,000€
Outdoor facilities (garden/paving/terrace...): 50,000€

Total: approx. 500,000€

Name the development plan (Warning: without link!). I find it a bit crazy that the building envelope is indented equally (double garage width) where the garages are drawn in on the parcel plan.

So "Thalmassing 'an der Weilloher Straße'". I will take a closer look at it these days.

Has the floor plan somehow gone missing here? I can't see anything at all...

Morning,

unfortunately, that doesn’t exist yet... we first have to figure out how we can/want to do it with the slope.
