Hello everyone

We have now decided on a building plot because the plots here are selling like hotcakes and we didn’t want to be left empty-handed.

We don’t have an exact loan amount yet because we don’t have a developer yet. We already know that we will get a loan, also up to what amount would be realistic, and that you could get a house with that....

But now the plot has to be paid for within 3-4 months, so we have to sort everything out perfectly with the developer and the bank by then.

Do you think this will work?

Or is the forum nonsense how we are approaching it?

I hardly believe you will have that sorted by then. I would rather consider a flexible loan that you can repay at any time. That might incur notary fees twice. But time pressure is a very bad advisor.

Oh man ... I have already answered all these questions in the guide. – do you now know what I mean?

From my point of view, you have chosen the right path because you have taken care of your financial background "before" buying the plot! Contrary to my predecessor, I do not see 3-4 months as too short a period to get the house building project underway. Unless you or your partner are indecisive when it comes to decisions; in that case, even 24 months would not be enough to be ready on the dot.

Decide in the coming days which direction your house building tends to: rather a prefab or a classic solid house, with rather "normal" own work or more. Once this decision is made, go to construction areas and look at the houses of your favorites, read construction diaries, then have information from the favorites found sent to you and arrange the first appointments. Usually, 3 months pass from the first consultation to the submission of the building application. For this, you can already commission a surveyor to create the preliminary site plan; in my opinion, you need this in NI as well in order to start a building application or a simplified approval process.

So don’t let yourself be driven crazy. Your gut will guide you

You can agonize over it for 3 years, but you can also manage it in 3 months. I can only agree with [Bauexperte], driving through residential areas, taking in the individual houses, and deciding on a building style that suits you. Ok, ordering catalogs and comparing, that can take time. Nevertheless, the interest rates for financing are currently very low, so you don’t need to dawdle once you have 3 offers.

I wouldn't see it quite as "positive" either and rather agree with Koempy on that.

Under certain circumstances, it is certainly possible to get everything sorted in 3 months. But: it takes quite some time before you actually know what loan amount you need. It's not just about knowing what you really want. The choice of the general contractor should also not be rushed. And before you even have an offer on the table – which has been refined and checked – and then in the end really have a realistic figure to go to the bank with, that also takes time. Also not to forget that it also takes time until after the loan application/signed loan agreement/mortgage registration... the loan is actually available. Nothing is worse than having to pay and then no money is there.

Therefore, in case of doubt, if time becomes tight, I would follow Koempy's suggestion.

How do you want to distinguish a prefabricated house from a solid house from the outside? Both can have plaster / clinker facades?! Driving through building areas is nice, but the crucial thing is to clarify what one is actually ALLOWED to build on this plot. So get an expert and discuss the development plan with him for 2 hours. Afterwards, wishes and suggestions can be collected. What’s the point of liking a townhouse if SD is mandatory?
