About 4% is usually given by most on their own. Either as an immediate deduction or kitchen etc. included for free. Although the kitchen prices are more like usual fantasy prices. Just like in the furniture store but without a 60% discount.

Get all providers to give you the individual (!) prices for your special requests as an option in advance, otherwise the negotiation is pointless. If they give 4% immediately, they will give another 4% after negotiations if you handle it skillfully. After all, they have already invested something.
