Procedure for price negotiations and offer evaluation

Hello,

we have received several offers from prefabricated house manufacturers. I have compared them as much as possible for a layperson. The manufacturers build with similar quality and the prices usually vary by about +- 20k€.
We would like to have the offer from the manufacturer we would choose checked. I would also like to add small extra requests such as a network in all rooms, more sockets, fireplaces, etc. Otherwise, the equipment corresponds to our ideas. We can and do not want to contribute much with personal work.

Should I have the offer checked first and then negotiate, or already beforehand?

Sure, check first, then you know where the weak points are, then negotiate.
Without knowledge, they screw you very quickly.

And don’t think you will get a very big discount at the moment. Actually, they all have quite full order books.

How many months after signing is the house completion with your favorite?

I would mentally say goodbye to price negotiation. Rather, try to list special requests in advance and get them guaranteed in writing without additional charge before signing. If the construction partners are difficult about that, they will be even more difficult during the construction phase.

Getting 3-5% off the total amount is no problem. Most prefab house sellers have this leeway. I myself got a hefty discount at the end of 2014, even though their order books were already full. Just turn the whole thing around and put pressure on the seller, If they give me the price, I will sign immediately..... The sellers are heavily dependent on commissions, and that can be exploited.
