Hello everyone,
we are interested in a property that is to be sold without interior construction. That means the exterior facade, roof, etc. are included. The house was originally planned with a basement. However, this has now been dropped and will not be built.
There is an "energy report" (forecast) for the house, which was created before construction began based on the planning. It shows the expected annual energy demand of the house broken down (heating, hot water, etc.). The whole document is about 50 pages long and seems quite detailed to me as a layperson.
However, this report also took into account the now abandoned basement. To my knowledge, a new report has not yet been made. My question now is how does the elimination of the basement affect the house’s energy demand? It is clear that the total/absolute demand decreases, but what about the relative demand per m²? Will it increase/decrease/remain the same?
What is generally to be made of such reports? Are the theoretical values determined there reasonably accurate?
Brief info about the house:
190 sqm living space (2 floors)
Flat roof
The planned basement was 90 sqm large
