Prepare the smart home for future expansion (no wireless/cloud)

Hello,
I am currently building a house; at the moment, the walls are up and the roof will be installed in the next few days. I work in IT but for cost reasons, and since my electrician is not very familiar with the topic, I haven’t paid much attention to smart home. BUT I would like to prepare everything so that the basics are in place. I would rather not have to break open walls again if I get bored someday. In terms of classification, of course KNX would be pretty cool but quite expensive. Most likely, I would prefer Home Assistant; I will definitely install my own server with Docker/VMs. But that will be a lot of work. Or simply a straightforward product like Homematic wired. That’s my intention or train of thought. Here are a few more bullet points to classify what is important to me and what I have already planned.

- PoE RJ45 planned so far for garage door, 2 outdoor cameras (if they come), front door, 2 APs on the ceiling.
- I don’t want a product that requires the internet. If there is an app, then it should be optional and accessed via VPN into the house before use, so no "cloud product" from a manufacturer. Also due to data minimization.
- I would like everything as far as possible to be wired, no radio/Wi-Fi.

Now that the electrical wiring is coming up soon and I will soon start channelling slots:
- What makes sense to wire and what type of cable? For example, the shutters are electric with the classic switch at the door. Which cables should I run down towards the fuse box? Simply extend 2 wires? Or should I have at least 1x RJ45 per room in the control boxes?
- For lighting, I would at most extend outdoor lights/living room. The hallway is controlled by a motion detector and currently I don’t see any point for individual rooms (or?).
- How much space should the switch cabinet have or should I leave free space? Or is it better to install a second cabinet next to it in 1-4 years instead of buying empty space now?

Or are there other things I should consider now that might be difficult to clarify later?

I would really appreciate it if someone with experience could help me out.

Same situation: New building almost finished, IT specialist, experienced with Homeassistant, KNX too expensive.

Question: What is your problem with wireless? Rely on WLAN (Shelly) and Zigbee. Everything local. No cloud. I’ve never had problems in recent years. It’s important to have a proper infrastructure (Unifi system or similar). WLAN performance is top and I also got the cameras from them.

Will, often the same because of data protection, since I don't want to make a big deal out of it. Cable always works, no need to discuss whether it's reliable or not. WLAN/wireless has higher power consumption, cable is safer or rather not interceptable from the outside. Or I use the killer argument: I don't want to have to sleep in aluminum foil. I now have the chance to lay cable. If I mess it up, eventually some wireless stuff will have to be used, but I want to avoid it as much as possible! I also don't want to commit to a standard right away.

Yes, well. Then have fun looking for a system. Apart from KNX, I don't know of any open ones. Sure, Loxone, homematic IP. Only: you might as well stick with KNX. I also had the argument regarding laying cables now. And then?

What mattered more in the end: deep boxes, lots of CAT cables.

I'll follow the thread and am curious.

Why should KNX be more expensive? It always depends. Cables are cheap. If you do the programming yourself or set up the server, you save a lot of money. Install a KNX wiring. Then you can do whatever you want later.
