Preparations for central air conditioning in the new building

Hello everyone,

we are currently in discussions about purchasing a newly built single-family house from the developer. Unfortunately, the developer has decided to install gas boilers as heating throughout the entire new development area. This means that cooling in summer via heat pump is not an option. We have now been considering making preparations for a future air conditioning system.

And this raises the question: What should be installed/provided during the construction phase to be able to retrofit a central air conditioning system later with as little hassle as possible? Is a "climate device" necessary in every room, or are there systems where I only have air outlets in the ceiling and just one control unit in the technical room?

Since no edits are possible anymore: Are there actually combined ventilation and air conditioning systems? Does using both in parallel make sense?

Combination units are only sensible for passive houses: air-to-air heat pump. So you ventilate, heat, and cool with the air conditioning system. The heating capacity should be relatively low due to the year-round tolerable air movements.

If anything, it will be KFW 55 (when using the central ventilation system). For a central air conditioning system, would additional ventilation ducts be installed, or are ventilation system and air conditioning system incompatible at the same time?

Not a bad idea.


You first have to clarify what you want: a central or decentral system.

For the central one, you additionally need sufficiently dimensioned ventilation ducts.

For the decentralized one, power/control cables, condensate drain, and refrigerant lines.


Depends on your budget. Both options exist. The central system is of course more expensive but then has other advantages.

They do work together, it just has to be planned and executed appropriately for the needs and requirements. With a usual controlled residential ventilation system, you can't really cool even if you install a cooling coil.

So I don’t want to have a "climate unit" hanging on the wall in the room itself. My understanding is that this is provided with a central air conditioning system.
Is the same type of ductwork used for the air conditioning ventilation ducts that is also installed for the central ventilation system, or are different dimensions needed?

Do you maybe have a great link at hand where I can read about this in detail? I can only find marketing and high-level comparisons of the various types of air conditioning systems.
