Prefabricated house together with a plot of land. Total cost?

Hello everyone,
hoping for interesting tips, advice, and experiences, we have registered in the forum.

A brief introduction to our background.
We are a married couple and have no children. We plan to have 1 or 2 children within the next 2 to 5 years. We currently both earn about €5700 net together. We plan to buy/build a house in 3 years. I would like to start planning now, as there are many things to take care of.

I have started surfing the internet and found some prefabricated houses that are affordable for me. If I build, I plan to go for a prefabricated house. My requirements are a floor area of 150-200 sqm with a pool, garage, etc. Since both of our offices are near Frankfurt/airport, it should ideally be about 40-50 KM away. I do not have a plot yet; online portals do not provide good information.

Some of my questions are:
1. Does the prefabricated house provider also sell the land to us? If yes, would that be expensive or cheaper? If not, what are the other best options to buy land in the RMV region?
2. What prices can I expect for my preferred location for a plot size between 500-800 sqm?
3. How much equity should one keep to get the best loan conditions?
4. What total costs can I expect for the house, including everything? I like the house type Stadtvilla.
5. Which prefabricated house provider can you recommend in the Hessen area? I would like to look around and would like to visit some show homes. Are there any near my area (postcode 65428)?

We would be very happy about experiences and recommendations for preliminary planning.

No, you have to go through portals, municipalities, brokers, etc. No one can tell you that. Between 250,000 and a million – depends on the location. 40-50% Between 400,000 and two million. You’re basically asking: How much does a car cost? But it should be red and good. With more info, there are more answers ;-)

I would first read all the posts in the forum on the topic of [Fertighausanbieter]. That would already answer 50% of the questions. You have to get a plot of land beforehand. In popular regions like Rhein Main, it is extremely difficult to get anything today. Therefore, focus on plots of land first. The websites of the city/[Gemeinde] are your friend. They often have newsletters that you can subscribe to. That's what we did.

What advantage do you expect from a prefab house? Regarding "1." you can find some posts here under the search term "11ant Leerverkauf" that describe the scam used by con artists. As classic developers, the timber frame panel general contractors rarely act, i.e. offers "house with land" from "prefab house sellers" are especially often such fraudulent empty sale building contract scams. Regarding "5." it should be said that the "prefab" house manufacturers mostly operate nationwide, and insofar even with a production site in Hessen (for example Bien-Zenker, Rensch-Haus) are not really regional providers in the true sense. That your nearest prefab house exhibition is in Bad Vilbel, you should have actually already discovered when researching ;-)

Partly, they have a land service that looks for one for you. BUT: they are usually not cheap, not necessarily where you want them, and the land transfer tax applies to the total price. So not really good. It’s better to become active yourself. Go through all the municipalities on the map that could be suitable and call them. Often, you can only get into municipal new development areas as a local resident. Otherwise, activate everything you can think of: newspaper, real estate portals, locating owners of building gaps, etc. By the way, there’s less included in a prefabricated house than you think. The catalog prices you saw are usually without base plate/basement, the architect must be commissioned by the builder, and things like earthworks, graveling the crane site too. In practice, it’s not an all-inclusive package. And with the budget you need, it’s worth looking for an architect yourself right away instead of placing a standard house on a plot.
