Prefab house company or build yourself?

I have just found this forum and have read a little, but I still need some advice. I plan to move into my own home as quickly as possible with my family because our current apartment is simply too small.

I am now wondering whether it is generally better to buy a house or to build one myself (the advantages and disadvantages of the respective options are largely clear to us).

The deciding factors will probably be the amount and location. Together, it should not be more than 350,000 +/- . We are looking in Hilden or Erkrath (near Düsseldorf).

Some advice on how to proceed would be great at first. Above all, companies that handle completion and planning from a single source would be interesting; has anyone had experience with that?

The standard land values for Hilden range from €260.00 to €385.00 per square meter, those for Erkrath are cheaper but often approach the €300.00 mark. Both values share the fact that the private market does not adhere to these guidelines; demand determines the selling prices. You can tell this because hardly any affordable plots are available in this range; a few can be purchased through the real estate offices of the respective municipalities.

If I now take the average value, you must calculate TEUR 126 for a plot of 400 sqm at a price of €315.00 per sqm. In addition, TEUR 30 must be added for the so-called ancillary building costs (gas/water/electricity and sewer connection, surveyor, other public fees, etc.; a bit of painting and flooring as well as access path will certainly also be necessary), so that TEUR 194 remain for the house in your calculation. With these values, you should realistically assume a semi-detached house on a slab foundation, or a small house of about 100 sqm living space, also on a slab foundation.

If you favor a larger building project, you will likely have to move further out; even Wersten and Garath have increased in price.
