Sorry, I'm a numbers person and here is the biggest objection. To build, you either need money or a bank that gives you money. You write here that it is still not financially feasible for you. How do you want to start building at all then? First, you estimate the costs, have them calculated by the bank, and then the detailed planning is done.
Here, you are already going into details even though it is not yet clear how high the financing/construction amount will be.
