Pre-contract - provider offers financing and land

Hello dear forum,
we are currently in the offer phase for our construction project. In the meantime, we have also received and questioned initial offers.
One of the providers is now offering us a preliminary contract, subject to financing and land.
Have you already had such experiences or received such offers?
What can I imagine under this preliminary contract?
Can I get out of this contract again? Even if financing/land does not "fall through"?

is he offering that to you? Or does he perhaps rather _want_ you to sign it.
According to the experiences and reports here in the forum, it usually seems difficult to get out of that situation again. That way you are handing yourself over to a provider completely unnecessarily.
Why should you do that? Ask the provider what you get from signing the preliminary contract.

Do not rely on oral assurances from the seller. Only what is written in the contract is relevant. And even that can be interpreted differently. So - better not sign. My opinion - good and reputable sellers do not need to tie up their customers with a preliminary contract.

Well, what should he get out of it? I assume a commission?!
At first, we would only have a guarantee of the price, as an increase is probably planned by the end of the year. Additionally, we were offered an "Herbstrabatt" in this case.
But now I care less about the discount and more about such a preliminary contract in general.
Another provider had already announced something like that in the first conversation.
In our situation, our plot of land still needs to be developed (the 2019 budget of the municipality still needs to be approved). So this is not quite manageable in terms of timing.
Therefore, the seller probably wanted to give us an "assurance" of the house price in advance.

We had the same "nonsense" last year, just don't listen to it, don't believe it, and don't sign. The independent sales agent told us back then that if we signed the preliminary contract and didn't build with them, they would charge us 5,000€ for the "preliminary work." But that has never happened...yeah, sure :-) The big advantage would be that the offer price for the shell construction would be binding for one year. And we should please sign quickly because the general contractor has to raise prices by 5% in a month since the trades are becoming more and more expensive.

We looked at various house providers and had long conversations. For our preferred candidates, we then obtained offers. With these, we went to the bank to clarify the framework, of course, we had already held preliminary talks at the bank. It then took a little longer until the decision because we wanted a soil survey before signing. It was discussed whether to have a basement or not. We then signed with our general contractor; the price remained the same even though a few months passed. Serious provider :)
