Hello everyone,

I have purchased a fully basemented old building with an oil heating system from 1988. Now I have had an individual renovation roadmap created and have a question about possible funding.

I would like to have the following done:

- Removal of oil tank and oil heating
- Installation of heat pump with solar system
- Removal of tiles and old ribbed radiators from the house
- Installation of underfloor heating and new tiles
- Replacement of old insulated glass wooden windows with new plastic double-glazed windows
- Installation of new electric roller shutters (there are no roller shutters in the house yet)
- Insulation of basement ceiling
- Renewal of the electrical fuse box

Two questions regarding this:

1- What percentage of funding is available here, if any?
2- Is it possible to obtain a loan to finance these measures AND additionally receive funding, or must one choose either funding OR loan?

Thank you in advance.

Had it created? Then the energy consultant must have actually informed you comprehensively about Bafa and KfW. Loans and grants. Accompanying measures yes/no (removing/adding screed, floor coverings, electrical work for actuators, etc.).

So, he said, supposedly everything is 50% subsidized and I could take a loan and only have to pay back half of it, basically.
But that can't be true, can it?

Yes, that's roughly correct. If I remember correctly, it now also applies to recently purchased houses. Two years ago, there was still a minimum shelf life.

But first: You get a 50% subsidy from Bafa for the heating system renewal, including everything necessary for it. So you have to strike from your list: photovoltaic system, fuse box, tiles, windows, shutters.
The first two are subsidized through the Renewable Energy Sources Act feed-in tariff. If you build on a large scale and buy cheaply, 100%. Self-consumption is then free on top.
You have to buy the tiles yourself.
For windows and shutters, there is a separate individual measure with up to 25% subsidy.

Back to heating: All other items on your list are subsidized 50% thanks to the roadmap and oil heating phase-out, but for a maximum of 60,000 euros per residential unit. That can get tight if it’s not a two-family house.

General tips: First do the windows (and if not done yet, the roof). Possibly facade insulation is also worthwhile. AND ONLY THEN have the heating load (room by room) calculated. With these values, select a new! heat pump, preferably with R290, matching the heating load. NOT larger. Also no extra for hot water. With this calculation, the underfloor heating company should create the design for a maximum of 35° flow temperature (better 30, but this only works if well insulated). And without individual room control.
Also, you don’t want a buffer tank for the heating. The heat pump feeds directly into the heating circuit. Anything else just costs money and efficiency.

So now go. Good luck! :-)

P.S. Disposal of old floors/tiles/screed as well as their replacement is also subsidized when the underfloor heating is installed. Because these are measures that must necessarily be carried out, otherwise the underfloor heating will not work.

In 2020, floor coverings were explicitly excluded. Has that changed?

Disposal of everything and new screed are subsidized. You can even have the heating room painted...
