Plot selection in the new development area - your opinion

Hello dear forum members!

I am new here and would like to hear your assessments of the following residential area. We are considering buying a plot there to build a single-family house. If you had the free choice, which one would you choose or at least not choose?

A few notes:

1. North is at the top edge of the picture here
2. The street that borders the development area at the top left is quite busy.
3. We want a medium-sized plot, at least 500m2

Hi, if I had the free choice I would personally take the plot in Planstraße C, which borders the pond at the bottom and has the footpath to the right. Alternatively, if it should be a bit bigger, then maybe one of the plots at the end of the dead-end street G3. Otherwise, I would choose a plot in the lower half of the picture. There you don’t have to stare at the neighbor’s privacy screen and have a free view of some greenery.

Primarily the plots with [Süd &/od. West-Garten] because I like the sun.... preferably in the middle or in the south of the building area.

I do not see any knot lines in the plan representation; however, the justification for the development plan draft (No. 2, district Brockhausen) speaks of five different sections WA1 to WA5:

I would take one of the plots at the end of the dead-end street C1 (if I read that correctly). Nice south-facing orientation, no direct neighbors in sight, the small pond right outside the door.

Thank you for your many tips, you have helped me a lot. I can now much better assess what to pay attention to and which properties are not to be considered from the start. Let's see if it will work at all.
